This annual event is always well attended and enjoyed by all in the neighborhood.
Please be sure to drop-off your goodies as we’ll have tables set-up and plug-ins for your crock-pots (be sure to put your name on any items you leave so we can get them returned to you).

The Richards Glen HOA Board of Directors would like to make you aware of our annual meeting.  This year, we will meet on Saturday, July 16th from 10 AM to Noon.

As of this posting, the location has not yet been determined (the YMCA was booked), but we are working on it.

More information will be posted and hand-delivered as well.  Please get the word out on the date as this meeting will include elections – that means we need everyone to participate (or at least execute a proxy for a neighbor that will be attending).

Agenda items will include:

  • HOA Update – State of the Neighborhood
  • Real Estate Trends – How is our neighborhood doing in this marketplace?
  • Financial Update and Review
  • Landscaping and Common Area Update
  • ARC Update
  • Elections
  • Open Forum – Q&A with the Board of Directors
There are a number of very important items that must be discussed – please get the word-out to all of our neighbors.
This is most likely your most valuable asset – please participate in managing this investment.

aaaRG – Halloween Invitation 2010x

The Richards Glen HOA Board of Directors is pleased to announce that we will be celebrating Halloween on Saturday, October 30th.  This will allow all of our younger residents to enjoy the evening without worrying about school the next day.

In addition, Amanda and John Roeder (113 Richards Glen Drive) have graciously agreed to host our Annual Richards Glen Halloween Chili Cook-off!  The party will start at 7 PM, or whenever the family is done making the rounds in the neighborhood.

Look for an Evite for those that have provided us your e-mail address – and we’ll put the link up on our Facebook Fan Page as well.  Please let all of your friends in the neighborhood know of the plans.

Now, for you hardcore Halloween enthusiasts, we do expect that there will be trick-or-treating on the 31st – no problem.  You are welcome to participate if you desire.  The 30th is simply our sanctioned event that helps all of the families with young children.

We will be hosting the event in the cul-de-sac on Padgett Court and encourage everyone to come out and spend time with your neighbors.  Make sure you bring the kids as we will have:

  • A bounce house
  • Classic cars
  • Cool motorcycles
  • BBQ for everyone!
  • Drinks provided

The Richards Glen HOA Board of Directors has set the meeting date for our Annual Homeowners Association Meeting – we will be meeting at the YMCA in Cool Springs on Seaboard Lane at 10 AM on Saturday, May 22nd.

We are asking all of our neighbors to get the word out about this meeting and encourage one another to attend.  We are in the process of finalizing our agenda (and this will be distributed to everyone in advance of the meeting), but key items to be covered will include:

  • Work done and plans underway since our last meeting in July of 2009
  • Neighborhood events and social agenda
  • A look at what we can do today to drive up the value of our homes
  • Election of new board members (we MUST have a quorum to do this)
  • Open forum for neighborhood insight and feedback
  • We are also planning a Richards Glen Day on the 22nd – details to follow

We are only asking for two-hours of your time that impacts (perhaps) your biggest personal investment.  Please be there to participate in the process and make your voice heard.

We are already starting to see the domino effect of our front-entrance beautification project as more homeowners have installed up-lighting and are actively working on their yards as spring has sprung. 

Let’s keep this momentum going – all of this work will pay huge dividends in value of our homes.

Well, it has truly been a long, tough winter on everyone in the US and here in Middle Tennessee.  With the economy attempting to recover, and the housing market softening (or, at least trying to), Richards Glen is poised to truly be the premiere location in the Franklin / Cool Springs area.

The Richards Glen Homeowners Association recognizes that to make that a reality, there is much work to do, and much help needed by all of our neighbors.  Small, but noticeable steps have been taken – as evidenced in the lighting of our front entrance for Christmas.

Now, with the weather breaking, we are about to embark on a much more aggressive agenda to drive-up the value of our neighborhood.

On Saturday, February 19th, the RG HOA met as a team to review a number of topics that included, but not limited to:

  • Grant Park – The iron-rod fence has been installed, soon to be followed by Leylands to be planted in the spring
  • Neighborhood Communication – We have a newsletter in development – look for it soon!
  • Beautification – Keep an eye on the front entrance – we are focused on driving up the curb appeal of Richards Glen
  • Events – We are developing a full-year calendar of events that includes spring cleaning, garage sales, annual meeting and a Richards Glen Day

This is just a sample of the topics covered – the newsletter will provide more details and helpful tips on how to get your own curb appeal popping as was finally enter the spring months.

At the end of the day, this is OUR neighborhood and we really need everyone to show their pride-of-ownership and follow our covenants to make our neighborhood look great all year-long.

Having a problem turning left on McEwen Road from Jordan Road?

You are not the only one.  Four of the RGHOA Board Members met with Bev Burger, Alderman Ward 1 – Franklin (that’s us), to discuss the blind-spots afforded by our friends at Southern Land Company and their over-zealous landscaping in the median.

Here are the options we discussed:

  • The installation of a red-light that would remain green on McEwen until traffic approached on Jordan
  • The placement of the 30 MPH speed sign further down McEwen (eastward) prior to the 3-way intersection
  • The enhanced presence of police to help reduce the speeding evident on McEwen

While the first option is clearly the best possible scenario for the safety of our residents, the reality is that it is also the least likely.  Why?  Well, to be blunt, because there has not been a major accident at that intersection.  Incredibly and unfortunately, dangerous intersections typically only get attention AFTER the fact.

The other HUGE obstacle is tied to budget.  What we would perceive to a simple traffic-light installation would actually run the City of Franklin Printfrom anywhere between $250K and $500K.  No kidding.

So what to do?  Here are our suggestions:

  • Continue to PRESSURE Bev Burger by sending her e-mails voicing your concerns and desire to remedy this dangerous intersection – you can reach her at:  bev@aldermanburger.com
  • Reach-out to City Hall and formally request heightened police patrols for speeding on McEwen – if this thru-way can be speed controlled, it will certainly lessen the overall danger of the intersection – feel free to call our City Administrator, Eric Stuckey – 615.791.3217
  • Take it slow and follow the L-R-L and maybe a quick R again for good measure before you execute your turn

Oh, and lest we forget, Bev Burger is counting on your votes to be re-elected to another 4-year term.  Be sure to order your burger with cheese!
